The Campus

The Campus is an inclusive model for the delivery of mixed use development with commercial, residential and health facilities. The current planning approval consists of:

 New acute hospital
 500 new homes
 25,000 sq. m. of commercial floorspace
 15,000 sq. m. hotel, leisure, and hospitality facilities
 Energy provision
 Car parking for 2500 cars.
 Associated delivery of infrastructure and public realm

An overview of the masterplan is on the attached document. Of note is a “Civic Square and the Hub” area which will include community facilities, a nursery, a hotel with associated conference facilities, to provide residential access to the site and to gain business synergies between the football club and the Health Campus. Provision has been made for small business and ‘incubator units’ to increase employment and encourage new local businesses. There is a Link Road and Access Road connections from the development to Wiggenhall Road and Dalton Way.

It is now considered likely that there will be a phased delivery of new hospital facilities which will require a review of the masterplan in terms of phasing and potentially some content, to enable redevelopment to commence. With Watford continuing to move forward, now is the right time to initiate work with us on the Campus.
